When a warehouse operation outgrows its current space, the default reaction is often to look for a bigger facility. In many cases, adding a mezzanine floor to the existing building is faster, cheaper, and avoids the disruption of relocating operations altogether.
Common Mezzanine Use Cases
- Office space above the warehouse floor — the most common use, housing admin, reception, and management functions without consuming ground-floor storage area.
- Additional storage / racking level — a structural mezzanine built specifically to carry racking loads, effectively doubling usable storage in the same footprint.
- Picking and packing zones — elevated pick modules that keep pack stations close to inventory while keeping the ground floor clear for MHE movement.
- Staff amenities — break rooms, changing areas, and washrooms for warehouse staff, separated from operational floor space.
Structural Considerations Before You Commit
Existing building clear height
Mezzanines need enough clear height below AND above the new floor to be functional — typically a minimum of 2.4-2.7m clearance on each level. Buildings with lower eave heights may not support a full mezzanine without compromising usability on either level.
Column grid and span
The existing column grid determines mezzanine span options and where support columns for the new structure can land — this needs to be checked against your intended layout (racking below, office above, etc.) before design finalization.
Floor load rating
Office-use mezzanines have different load requirements than storage-use mezzanines. A structural engineer needs to confirm load rating matches actual intended use — a mezzanine designed for office furniture load will not safely support racked storage.
Fire safety and egress
Mezzanines change the fire safety profile of the building — additional escape routes, fire-rated stair enclosures, and sprinkler coverage at the mezzanine level are typically required and need to be coordinated with your Fire NOC process (see our fire NOC guide).
Approval Process
Mezzanine additions typically require structural design approval and may need to be reflected in updated building plan approvals with local authorities (BBMP/BIAAPA or relevant body), particularly if the mezzanine adds meaningfully to the built-up area or changes occupancy classification. This should be confirmed early, since retrofitting approvals after construction is far more difficult than securing them beforehand.
